Nantucket sales in 2022 dropped 40% after an unstainable increase in transactions in 2021, whereas a continuing lack of inventory led to an increasingly competitive market for buyers with average selling price for single-family homes up 24% to a record $4,372,099.
12.3% of Nantucket homes in 2022 closed for over their asking price, another key indicator of the competition buyers on the island faced.
Nantucket Inventory continues to hover around near record lows, with the 2022 summer height of homes at 172, compared to 519 just three years prior.
Martha's Vineyard sales dropped 34%, while average selling price 3% to $2,215,355.
